1 Section 138 does not affect the court 's powers to grant relief on such terms as it thinks fit under s 146(2) of the Law of Property Act 1925 , but subject thereto , it provides that where rent arrears have not been paid into court not less than five clear days before the hearing , then if there is a right of re-entry or forfeiture the court must order possession at the expiry of such period , not being less than four weeks from the date of the order , as the court thinks fit , unless within that period the lessee pays into court all the rent in arrears and the costs .
